PRECHA steps into its fifth decade, moving forward into a new era with the vision that 'Home is the starting point for a sustainable journey.' This reinforces the quality and strength that the company has long upheld as its standard, enhanced by designs that align with modern times. Together with leading national business partners, we aim to enrich the meaning of living in every dimension with sustainability. We are accelerating the launch of three year-end projects worth 1 billion baht, catering to every segment.

Mr. Thanontson Lertritsirikul, Managing Director of Precha Group Public Company Limited, or PRECHA, revealed that the company has been operating in the real estate sector, becoming a leading company in Thailand, recognized by customers for its long-standing reputation in horizontal projects, as well as developing high-rise projects and condominiums in prime business locations to perfectly meet all needs.

On the occasion of the company's 50th anniversary this year, we announced our operational vision for the next decade with the concept that 'Home is the starting point for a sustainable journey,' reflecting business growth akin to building a house, starting from a solid foundation to a sustainably strong structure. This marks a new decade for the company committed to developing real estate to deliver quality projects that customers trust, alongside business and environmental sustainability.

“Sustainability has always been a priority in our operations over the past half-century. Moving forward, our business management will increasingly align with the BCG Model, which is the key to sustainable business operations, leading to ESG practices that will enable Precha Group's real estate business to identify new opportunities over the next 50 years, enhance competitive potential, and create stable long-term returns, in line with the sustainability of the business and the country's economy,” said Mr. Thanontson.

At the same time, the company collaborates with business partners to create joint growth in developing potential real estate projects across various dimensions, including:

TOA Paint (Thailand) Public Company Limited, a leader in paint, provides advice on design, color trends, and innovations used in projects, such as heat-reflective colors without chemicals. They also advise the company's contractors on work, decoration, and project repairs using modern innovations, ensuring quick, accurate responses to issues while prioritizing work quality and the environment.

Products in the bathroom, kitchen, and digital lock categories under the KUDOS brand, managed by C.I.T. Company Limited, focus on providing comfort and beauty to residences while being environmentally friendly. They have previously piloted collaborations in several Precha Group projects through eco-friendly products, such as water-powered sensor faucets that generate electricity from water, and sensor-controlled urinals that help reduce energy consumption. All products are manufactured in Green Factory certified facilities that effectively minimize environmental impact.

Gankul Engineering Public Company Limited collaborates on clean energy for residential projects with rooftop solar systems, starting from system selection to installation design for customers to minimize drilling or impact from installations, adding value to projects environmentally while helping residents save energy and reduce costs.

True Corporation Public Company Limited, a leader in network solutions, is ready to enhance the happiness of residents in all Precha projects, providing entertainment, communication, and quality signal provision, as well as designing signal distribution systems in homes to meet the demands of the next Smart Home era.

The Government Housing Bank partners in financial lending to make it easier for Thais to own homes with low-interest rates, allowing repayments according to customer capabilities, alleviating financial burdens for those interested in Precha Group projects.

Additionally, the company considers creating good returns for the company and investors through strategies for joint growth with new business partners, currently discussing collaborations with Kasemrad Hospital for healthcare and services for project customers, and Nong Nooch Tropical Garden in supporting and planning the development of Precha Khao Yai project by selecting easy-to-maintain trees suitable for the project development area.

In the horizontal project landscape, customer behavior has significantly changed over the past 2-3 years due to factors like the pandemic and dust pollution, leading to an increased preference for horizontal housing as there is a demand for space and functions that meet needs. Additionally, rising land prices, construction material costs, and labor have prompted the company to focus on developing horizontal projects in potential urban expansion areas instead, selecting convenient locations for transportation while controlling budgets for value in every dimension, alongside environmental considerations, integrating design excellence, functionality, and strong construction quality to provide the best value for residents. In 2024, the company will launch 3 new projects worth approximately 1 billion baht, including 2 horizontal projects valued at 700 million baht:

The Precha Ram 3 project in Bangkok Kri Ta New, featuring 10 luxury-style detached houses with 3 floors, starting land size of 60 square wah, with 4 bedrooms, 6 bathrooms, 4 parking spaces, a private elevator, and a maid's room, on a 12-meter wide road, starting price of 18.9 million baht.

The Prime Town Bang Bua Thong project, a modern-style townhome with 2 floors, comprising 199 units in the Bang Bua Thong area, responding to the expansion and connection of Nonthaburi, Nakhon Pathom, Pathum Thani, and Bangkok, with 2 and 3 bedrooms, 2 bathrooms, 2 parking spaces, and a foundation for future extensions. The project considers environmental aspects and reduces electricity costs by installing a 3.24-kilowatt rooftop solar system in every unit and providing free internet for 3 years. The project will have a special opening on October 23, with the first phase ownership transfer at the end of 2024.

Lastly, the Precha Khao Yai project, a vacation home project valued at approximately 350 million baht, targets customers seeking new homes for expanding families, emphasizing quality and value with modern materials amidst a natural living environment.

“In every Precha Group project, we have a research team to assess customer needs in all aspects, from location, structural work, and the strength that has long been our expertise, to the appropriate number of units for the project. This results in every project we launch being sold out 100% in a short time, which is advantageous for doing real estate business in this era, suitable for market conditions and economic situations, allowing us to quickly recognize revenue from projects,” Mr. Thanontson concluded.
